Whilst there is no doubt the pub does require major renovation work, hitting 10K a week turnover is very unrealistic, especially when it seems as if the UK is about to go into a economic downturn. The rent Admiral are asking is very high. I am not even sure that a Celebrity Chef would be able to make it work...if you price yourself out of the market-place then you are doomed to fail (note that the local pub in Wadborough did just this about 18 months ago and lasted 6 months, it has only just now re-opened and it remains to be seen if the new owners can make it work). That said, I had two sets of people ask me today where the pub was in the village whilst I was out in the garden, so I am sure that the pub cold be a successful venue for both locals and tourists to the area. It breaks my heart to see it empty. I am sure that the freehold solution is a much better idea. Renovations could be done bit by bit, and even if not offering the 'full works' to start with, just having an operating pub in the village will be a major achievement.
